• Administrative wage garnishment order for the Client (co-debtor and/or guarantors);
• Verified personal data for the Client-debtor, and verified data for the co-debtor and/or guarantors;
• Guarantee agreement concluded between the Client and guarantors (if foreseen by the credit approval decision);
• At minimum, one blank signed promissory note (for the Client, co-debtor and/or guarantors) with a promissory note authorization;
• First-rank mortgage. The debt-to-value ratio of the mortgaged property is defined by the Collateral Catalog;
• Life insurance policy for the Client, assigned in favor of the Bank. The policy duration must be 30 days longer than the credit repayment period, and the insured sum must match the initially contracted loan amount;
• Insurance policy for the pledged property. The insured amount should match the construction value of the real estate used as mortgage collateral. The insurance must cover both basic and supplementary risks, and the policy must be assigned in favor of the Bank. The policy must be valid for 30 days beyond the loan repayment period and fully paid prior to the loan disbursement;
• Declaration on the Use of Real Estate (bank’s form).

The aforementioned instruments of credit security do not limit the Bank from, in accordance with risk assessment in a specific case, declining to approve the loan or requesting additional credit security instruments from the Client.

A representative example

For a loan amount of EUR 80,000.00 with a repayment period of 240 months, the nominal interest rate amounts to 4.99% per annum, while the effective interest rate (EIR) amounts to 5.48%. The calculation of the effective interest rate (EIR) includes the costs of the nominal interest rate (NIR) in the total amount of EUR 46,583.20 for the entire period, a loan account maintenance fee of EUR 240.00, property valuation costs of EUR 80.00, property insurance policy costs of EUR 205.16, life insurance policy costs of EUR 1,866.24 (for the entire loan repayment period), mortgage registration fee in the amount of EUR 35.00, fees for two promissory notes in the amount of EUR 4.00, and a fee for an inquiry with the CBCG Credit Registry in the amount of EUR 3.00. The property insurance policy costs are calculated based on a specific example of a residential property used as collateral, with a surface area of 51 m². The cost of the life insurance policy may vary depending on the circumstances of the individual case; the entry age used in this example is 28 years, male. If additional collateral instruments are required for loan approval, the loan beneficiary is required to commit to concluding contracts for additional services. In such a case, additional fees not included in the stated calculation of the effective interest rate may apply, including costs related to such additional services (e.g. fees for maintaining a transaction account for new clients). The total amount payable by the consumer is EUR 129,016.60 and represents the sum of the loan principal, total interest, and other fees and costs related to loan approval, while the monthly annuity amounts to EUR 527.43. This representative example is presented based on a calculation as of 5 February 2026, with a fixed interest rate for the entire loan term.
